Forma is Autodesk's AI-native industry cloud for architecture, engineering, construction, and operations. Rather than a single application, it's a family of connected modules sharing one cloud data layer, from early site planning through detailed design, construction management, and cost estimating.

This resource maps what each module does, who it's for, and where its limits are, a balanced basis for deciding what actually fits, not a sales pitch.

Forma Site Design

Phase: Pre-design / Concept Delivery: Browser, no install Lineage: Spacemaker + FormIt

Cloud-based, AI-powered site planning and conceptual design tool for the pre-design/schematic phase.

Who it's for: urban planners, architects, and developers evaluating site options and building orientation before detailed design begins.

Forma Building Design

Phase: Schematic (LOD 200–300) Status: GA since Apr 7, 2026 License: Bundled w/ Revit

The schematic/concept-phase tool, the space between Site Design's massing and Revit's full BIM detail.

Who it's for: Architects and BIM/CAD teams already in Revit, designing new-build residential, office, or public buildings. Bundled free with every Revit and AEC Collection subscription.

  • AI Building Layout Explorer, define a floor outline, typology, and parameters (unit count, bay type, south-facing share); AI generates dozens of layout variants to edit manually. A rapid variant generator, not a one-click final design outputs still need human verification against local code
  • Geolocated sites with built-in solar and sun-hours analysis
  • Parametric facades and floor splits
  • Preliminary operational carbon analysis
  • Direct Revit integration, data flows without file conversion via the "Forma Connected Client" mechanism; geometry stays synchronized
  • Forma Board carries over for shared feedback

  • Revit-dependent value, firms on Archicad or Vectorworks lose most integration benefit
  • Cloud-only, no offline mode
  • External collaboration friction, seamless flow only holds inside Autodesk's cloud; partners on other BIM software need IFC exports
  • Not for unusual geometry, won't replace Rhino + Grasshopper for complex forms
  • Weak fit for renovation/heritage, optimized for new-build, early-phase work

Forma Data Management

Role: Common Data Environment Formerly: Autodesk Docs Tiers: Essentials/Full

The common data environment underlying the whole Forma platform, the shared source every other module (Build, Design Collaboration, Takeoff, Estimate) draws from.

Who it's for: architects, engineers, BIM managers, contractors, project managers, owners, essentially every stakeholder.

  • Cloud storage & CDE, no defined limit on total project storage (individual file-size limits apply)
  • Version control, automatic tracking, restore earlier revisions
  • Granular permissions, control who can view, upload, edit, or manage files per team and folder
  • 2D/3D viewing & markups, 100+ file formats, including DWG, RVT, PDF
  • Issue tracking and approval workflows before publishing
  • Transmittals & audit trail for accountability
  • Desktop-to-cloud sync
  • Bridge, controlled data exchange across projects/hubs with governance intact
  • Library, centrally manage and distribute AutoCAD support files (templates, plot styles, fonts)
  • Cross-device access, mobile, tablet, desktop
Field Notes, Limitations
  • Essentials tier is deliberately limited, no APIs, saved searches, or automated drawing extraction/publishing
  • Foundational, not complete on its own, real coordination power sits in Design Collaboration
  • Upgrade is a deliberate step, no data loss, but not automatic
  • Cloud-dependent, no meaningful offline mode
  • Rebrand confusion, older docs/staff may still say "Autodesk Docs"
  • Data residency: all 8 regions supported (see Data Sovereignty)

Forma Design Collaboration

Role: Multi-discipline coordination Formerly: BIM Collaborate Pro Seats: Up to 3 devices/sub

The multi-discipline BIM coordination layer, real-time co-authoring, model coordination, and clash detection across teams.

Who it's for: BIM managers, architects, structural/MEP engineers running coordination in-house, clash detection alone often justifies the cost.

Cloud-based quantity takeoff, pulls quantities from 2D drawings and 3D/BIM models in one workspace.

Who it's for: estimators and preconstruction teams building competitive bids.

Forma Estimate

Phase: Preconstruction Formerly: Autodesk Estimate Tiers: Essentials/Full

Cloud-based cost estimating, the pricing layer sitting directly on top of Takeoff's quantities.

Who it's for: general contractors and subcontractors building bids and budgets.

  • Direct takeoff-to-estimate linking, price straight off linked quantities
  • Full cost breakdown per line item, materials, labour, equipment, and more
  • Cost markups, general conditions, overhead, indirect costs, reserves

  • Overlaps with ProEst, Autodesk sells a second, more comprehensive estimating tool; confirm which actually fits
  • Depends on upstream Takeoff quality, only as good as the linked quantities
  • Narrower than full ERP/accounting, project-level, not enterprise finance
  • Preconstruction-phase relevance only
  • Pricing often bundled, get an exact quote rather than assuming list price

Forma Hub Admin

Scope: Organization-wide Formerly: ACC Account Admin Users: IT/BIM Managers

The top-level control panel for an organization's entire Forma presence, across every project.

Who it's for: IT/BIM managers overseeing the full deployment, not day-to-day project staff.

Core Features
  • Project & template management at the hub level
  • Member management, add/remove users organization-wide
  • Roles, customize permissions and workflows across all hub projects
  • Default role simplification, Administrator, Power Collaborator, Collaborator, with predefined permissions
  • Hub Library, apps and shared content
  • AutoCAD support files in Library, centrally manage and distribute templates, plot styles, fonts
  • Basic hub settings, hub name, ID, org-level configuration
  • Delegated admin control, limit what Project Admins can do
Field Notes, Limitations
  • Active, documented rollout friction, post-rebrand, Roles became mandatory for some hubs while the Roles tab appeared empty or missing, breaking member management on Essentials/Trial hub tiers
  • Tier-gated, Essentials tiers don't unlock full Hub Admin functionality
  • Org-level only, day-to-day project settings live in Project Administration (Project Administration), easy to conflate
  • Documentation lag, many tutorials still say "ACC Account Admin"

Project Administration

Scope: Per-Project Distinct: Hub Admin Users: Projct/BIM Managers

The project-level administration tier, where day-to-day project setup and member management actually happens.

Who it's for: whoever runs individual projects day-to-day.

Core Features

  • Project setup, name, type, address, start/end dates, locations
  • Member management, company, role, access level, product access per member
  • Roles & permissions at the project level, elevated access beyond regular team members
  • Company affiliations managed alongside roles
  • Permission inheritance, Project Admins inherit the highest permission level in any tool they use

Emerging: early third-party AI/MCP tools now let admins configure members, roles, and permissions via natural-language commands instead of manual setup, currently beta, not Autodesk-native, worth tracking rather than relying on today.

Field Notes, Limitations
  • Easily confused with Hub Admin, this is per-project, Hub Admin is org-wide
  • Manual by default, no built-in automation for setup
  • Inherits Hub Admin friction, roles are often hub-defined before applying at project level
  • No standalone value, a management layer over whichever modules the project actually uses

Data Location & Sovereignty

If your organization is UK-, Germany-, Canada-, India-, or Japan-based with strict residency requirements: Site Design cannot currently store project data in-region, only its downstream modules can.

The Personal-Data Caveat

Regardless of selected region for project data, personal data, accounts, identity, support, access, collaboration, is stored and processed in the US. Regional selection only governs "covered content" (project files, models, documents), not identity data. Addressed contractually via EU/UK Binding Corporate Rules and Data Processing Agreements, available on request.

Residency vs. Localization

Residency = data at rest stored in-region. 

Localization = storage and compute stay in-region.

Autodesk currently guarantees residency, not full localization, for supported services.

Backup Locations

UK-stored data backs up to Ireland. Germany-stored data backs up to Sweden. All other regions back up within the same region. For UK/Germany organizations, a secondary copy legally sits in a different country, worth surfacing if sovereignty is a compliance driver, not just a preference.

Access & Migration
  • Authorized users can access content from anywhere in the world with valid credentials, regional storage controls where data lives, not who can reach it
  • Cross-region migration isn't self-service, moving a project between Forma regions isn't natively supported; third-party migration partners exist, but it's real friction if requirements change mid-project
